Property management and owners associations · Riyadh, Jeddah, Eastern Province

Your association’s accounts, ready before the owners vote.

Apportia prepares the association budget, splits it across every unit on the basis your by-laws set, runs your rented units and issues invoices in Arabic and English. When the budget goes to a vote on Mullak, every owner can see how their share was reached.

Mullak bills the association. Someone still has to work out the bill.

Mullak handles registration, voting and invoices, and Ejar holds the leases. The budget, the split between units and the reserve for the next lift replacement are still built in Excel, and owners are asked to vote on a total they cannot trace.

A budget the general assembly can read

Each cost line carries its basis, last year’s actual and the contract it comes from.

A split owners accept

Floor area, unit type, fixed share or a mix, as the by-laws state. Ground-floor retail and private parking exclusions set once.

Invoices that pass ZATCA

Tax invoices issued from the ledger that holds the approved budget, so the vote, the invoice and the receipt agree.

Reserves for the big repairs

Lift, chiller and facade replacements forecast from the asset register, with the yearly contribution that keeps the fund on track.

Common-area income kept apart

Kiosk or rooftop mast rent, once owners approve it and it is recorded on Ejar, sits in its own ledger and reduces the charge openly.

Rental management that follows Ejar

Leases held once

Contracts documented on Ejar sit in Apportia with their instalment schedule, so unit, tenant and payments match the national record.

Instalments in either calendar

Due dates shown in Hijri and Gregorian, with reminders before each falls due.

Arrears from day one

Missed rent shows the day it is missed, with the contract and payment history ready if the case goes further.

Requests to repairs

Tenant requests become work orders against the asset, charged to the owner or the association as the contract says.

Mullak for registration, voting and billing. Ejar for leases. ZATCA Fatoora for e-invoicing. Apportia prepares and checks the figures; the national platforms keep the record.

Data and Trust

Built to Saudi Arabia’s Personal Data Protection Law, with data hosted in the Kingdom. Role-based access, multi-factor sign-in and an append-only ledger. Association funds stay in the association’s own bank account.
